PLANS to build more than 200 new homes in Ellesmere Port look set to be given the go ahead.

Cheshire West and Chester’s Planning Committee is recommended to approve proposals for the latest phase of development at Rossfield Park when it meets tomorrow (Tuesday).

The plans – submitted by Northstone Development Ltd – include 218 two, three and four bedroom properties and would see construction take place on vacant brownfield land.

Outline planning permission for the former industrial site was originally granted all the way back in 2005, with subsequent phases resulting in 570 new properties being built since then.

The new proposals include 43 two-bedroom properties, 120 three-bed and 55 four-bed .

If given the go ahead, the latest phase would also include improvements to Jacks Wood, with an area of open space for recreational use along with new paths, picnic area and wildlife ponds.

A report to the planning committee, said: “It is not in a sensitive area and having regard to the characteristics of development, location of development, and characteristics of potential impact, the proposed development is unlikely to have significant effects on the environment.”

Addressing concerns about increased traffic, the report added: “It is considered that the volume of traffic to be generated is such that the highway network can absorb the increase without resulting in additional over-riding detriment to the safety or operation of the highway.

“Whilst the site, as a whole, in any 24 hour period, will generate a significant number of trips, it has to borne in mind that these are spread throughout the day and so effectively 'drip fed' into the network resulting in impacts that would not be considered severe.

"Although the typical peak periods will see a spike in traffic flows from the site."
