NEW figures have revealed the areas across Cheshire West where houses sell the fastest, and those where sales are seriously slow.
By tracking properties from the moment they are listed on the UK’s leading property portals to the point that they are marked officially ‘sold’ at the HM Land Registry, the speed of sale tool from house buying firm Property Solvers has analysed areas across the borough.
Sellers in Ellesmere Port (CH65), Middlewich (CW10) and Chester (CH1 and CH4) are likely to see their properties sell the fastest. This is based on a minimum sample size of 10 sales.
Although not in Cheshire West, other Chester postcodes including Birkenhead (CH41) and Deeside (CH5) are also among the fastest selling areas in the region.
In the top 10 areas, Property Solvers revealed that homes took 115.10 days (16.44 weeks) to sell on average.
Homes were selling the slowest in the Neston (CH64), Heswall (CH60) and Greasby (CH49) postcodes (also sampling a minimum data set of 10 property sales).
In the bottom 10 postcodes, the data showed that properties were taking 134.90 days (19.27 weeks) to sell on average.
The average sale time for a property across Cheshire is currently 124.64 days from listing until completion.
Ruban Selvanayagam of Property Solvers commented: “Whilst we’re starting to see some noticeable improvements into 2024, the continued pressures on the mortgage sector and buyers' ability to secure the right kind of finance has resulted in delays with sales completing.”
“Combined with the recognised ‘snail pace’ nature of the conveyancing process, it’s likely that these trends are likely to remain for some time.”
