PLANS to build seven two-bedroomed flats in Hoylake have been submitted for approval by councillors.
If Blueoak Estates Ltd's plans are approved, the current property at 4 Meols Parade would be demolished to make way for the new development, which would include a duplex department. The proposal also includes car parking and landscaping.
A design and access statement prepared as part of the application process by PAD on behalf of Chester-based Blueoak Estates Ltd claimed the proposed development would 'make a positive impact on the supply of new, energy efficient, single level accessible housing in the area'.
It added that an ecological assessment and bat emergence survey had been undertaken at the site 'with no bat roosting activity observed' and 'as such there is no requirement for further surveys or a licence application'.
The statement concluded that: "Blueoak have a strong track record of delivering similar schemes on the Wirral and the wider north west region.
"The scheme will make a positive impact on the supply of new, energy efficient, single level accessible housing in the area increasing the density on a previously developed site in the urban area whilst maintaining compliance with relevant policy in terms of amenity.
"The remaining housing stock in the immediate locale is predominantly two storeys in height with a number of properties featuring dormer windows to reflect the use of roof spaces as habitable accommodation.
"The location of the site allows for easy access to employment, education, retail and leisure opportunities in Hoylake and West Kirby in the immediate locale and the Liverpool, Chester and the Wirral peninsula".
