A HANDFUL of popular pubs across Cheshire West are currently looking for new tenants.
Pubs near Chester, Ellesmere Port and Frodsham could soon be under new management with Stonegate listing three venues for new Fixed Term Tenancies (FTTs).
The venues vary from small wet-led pubs to larger pub and restaurant locations.
The Waverton Arms, Waverton
The Waverton Arms (former the Black Dog), which is located on the outskirts of Chester, is currently advertised.
Fully refurbished and with space for more than 80 covers, the pub suddenly closed a couple of weeks ago after rebranding and reopening in May.
Stonegate says: “The pub is particularly popular for quality food, great selection of beers and a friendly and welcoming atmosphere.
“Currently operating from one large trading area which is set out for both drinking and dining with more than 80 covers and a large ornate bar servery supplying a good range of beers and lagers as well as three hand pumps for cask ales. Other facilities include a large cellar which also has had brand new lines installed.
“The external areas are extensive and have views out over the surrounding countryside. There are two patios to the rear, both with garden furniture. In addition, car parking for over 100 vehicles is available to customers.”
The pub also features a three-bedroom private accommodation.
Guide rent is set at £865 per week, with a forecasted turnover of £643,665.
The Seahorse, Great Sutton
Located on Hope Farm Road, The Seahorse is a suburban pub set in a busy area with several other venues nearby.
The Seahorse is popular for sports and primarily wet-led, with a beer garden two separate trading rooms and space for functions.
It has also offered traditional pub food alongside quality drinks
Stonegate says: “This pub requires a committed and hard-working retailer experienced in running a busy pub with a community-focused, wet-led sport and entertainment offer. Organizing local activities to attract social groups, clubs, and pool and darts teams will play a large role in the success of this operation.”
Guide rent for the pub is set at £326 per week, with a forecasted turnover of £311,542.
The Red Lion, Frodsham
On the edge of Frodsham High Street, The Red Lion is a traditional neighbourhood pub with a single open plan bar area and a classic red brick exterior.
There are several screens for sports, a snug with a dartboard, and a larger drinking area with a pool table.
It has space for up to 80 covers both seated and standing, as well as a small exterior area for outside drinking.
Stonegate says: “The pub is the heart of the community and can attract local sports teams - football, darts, pool etc. as well as catering for functions and 'one off' events to a wider audience. There is a small exterior area for outside drinking with a small car park for up to 6 cars.
“Also, the site has an affiliation with the neighbouring bowls club to promote community ties further.”
The pub also has a private accommodation with two bedrooms, lounge, kitchen and bathroom.
Guide rent for The Red Lion is set at £442 per week and its forecasted turnover stand at £410,991.
