A PUB and attached supermarket in Chester are set to be auctioned later this month, with a guide price of £675,000 to £700,000.
The Dee Miller – known to some as simply The Miller – and the linked Heron Foods supermarket on Coniston Road will go under the hammer on December 11.
The pub building sits opposite the Kingsway Shopping Centre and dates back to the 1960s. Up until recently it had been closed for an extended period.
Work to add the supermarket to the property was completed in June 2022, with The Miller reopening last year as a community pub.
The sale would include both the pub, the supermarket and its associated parking.
Heron Foods have a majority let in place, with a lease set to run until 2037. Rent for the 3,779 sq. ft shop is set at £55,000 per annum.
The Miller meanwhile is part of The North Pub Company and generates £25,000 per annum in rent. However, auctioneers Allsop say that the company is in arrears and is not consistently paying rent at this time.
Buyers will not be obligated to pay any arrears should they purchase the property.
Allsop calculate that gross initial yield for the property stands at 11.85 percent.
